Use Me!

As a follow up to my last post - I recently spoke to a builder’s rep in one of the local new home communities to inquire about current incentives. “Call me Monty Hall” she said, “Let’s make a deal!” Although listed at $299,000, I know that one of these gorgeous townhomes recently sold for $259,000. I’m tellin’ ya… new construction is the HOTTEST deal in town! These builders can’t get rid of their inventory fast enough.

Now on to the inside scoop. Can you buy a home without using an agent? Of course you can, but why would you? It doesn’t cost you the buyer a thing to use our expertise because the seller pays the commission.

How can we help? For one thing, we have clout. If you buy a car from a local dealer once, and your neighbor has bought five from the same dealer – who do you think the dealer will jump for? Exactly. I’ve worked with local lenders and settlement attorneys many, many times and can get things done that you can’t, because I can offer repeat business.

I know of homes for sale that aren’t listed on the internet.

I know weird things like …the newest building in a particular condo community is considered the “stepchild” and residents who live there are not allowed to use the community’s pool. (I kid you not!)

I know new communities where the deals are unbelievable because the reps call or email me because they know I’ll bring buyers.

I could go on and on, but you get the picture. You may buy one or two beach homes in your lifetime, but I’ve helped in the purchase and sale of so many more!!

So use me … and we’ll both be happy… you’ll see!! J

Delaware Beach Bargains

I was intrigued by the Washington Post’s article (7/4/09) called Bargains by the Beach, being a Delaware Beach REALTOR myself.

The article focuses on distressed homes as the “bargains”, but darling let’s be SERIOUS! How much of a bargain is it when you are spending time replacing the decrepid stove in your “fixer-upper” when instead you could have your toes in the sand, book in hand?

I can tell you the REAL deals here at the moment are in new construction. What you would spend to purchase and rehab a fixer-upper (time AND money) could easily buy you a brand new place at the beach!

So don’t come to Delaware and drive into the new communities – give me a call! Seriously. You want an agent to have your back – even when you buy a brand new home. The person in that sales office is working for the builder, baby, not for you. And my services don’t cost you, the buyer, a dime. I’ve helped buyers purchase in several new home communities (one development I’ve sold three homes in) and each time the deals get better and better.

So cancel the power tools you have on layaway and focus instead on the SPF. Let’s get our priorities straight.
